1)  MARKET ANALYSIS - The correct selling price of a home is the highest price that the market will bear.  to assist you in determing the correct asking price, we will privide you with a comprehensive market analysis of comparable properties sold and offered for sale in your neighborhood. 

2)  PROFESSIONAL ADVICE - We will advice you of any necessary repairs and show you how to best prepare the home for showing.  Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by.  Here are a few tips to increase the curb appeal of your home. Staging your home is important.  Many buyers will stay in your home longer if it's staged appropriately.  We have compiled some ideas to present your home in the most effective manner.

3)  PROMOTION - The highly respected GALBREATH REALTY sign in your yard advertises your property 24 hours a day.  Our office is located in the heart of downtown Leesburg, highly visible with pedestrian traffic looking at our listing picture board at all hours.  Your property information will be in the Multiple Listing Service and a featured listing on our WEB site, as well as REALTOR.com and Yahoo.com real estate.  We will distribute "Just Listed" postcards to neighboring areas.  We advertise in the Homes and Land magazine, the Leesburg Daily Commercial, the Orlando Sentinel Lake Section and the Villages Sun..

4)  PRE-SCREENED BUYERS - We will pre-qualify prospective buyers before we show your house to avoid unnecessary inconvenience to you.  We offer pre-approved mortgage guidance if the prospect is not already pre-qualified for a home loan.

5)  PROGRESS REPORTS - We will provide you with a progress report every two weeks to communicate buyer activity.  We will monitor the neighborhood for new sales and listing and adjust our market analysis report as needed.

6)  PURCHASE OFFER - We will present all offers in writing on the standard FAR/BAR Contract for Sale and Purchase.  We will review all purchase offers as they are presented and assist you in all negotiations.  We will monitor the progress of the purchase agreement including the hiring of specialists; i.e.: Home Inspectors, Attorneys, Title Companies, Mortgage Lenders, Pest Control Companies and Appraisers.  We will keep you informed during the entire transaction through settlement/closing.  Closing costs to expect:

  • Title insurance fees depend on the sales price of the home.
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
